Estate Planning
Estate planning covers a wide range of documents that state your wishes during your lifetime and after your passing. For instance, you may want a Last Will and Testament or a Living Trust to direct what happens to your assets after you pass away. You might also need a deed prepared to transfer real estate before or after your death. While you are alive, you may want a financial or medical power of attorney to direct who would assist you with financial or medical matters if you become incompetent or disabled and cannot handle these things yourself. All of these documents fall under the heading of “estate planning” and, by having them in place, you have peace of mind knowing that your affairs are in order. Contact Julie for an estate planning appointment and you and Julie will come up with the best estate plan that works for your needs.
Guardianship/Conservatorship
If a loved one is physically or mentally incapacitated, and they do not have a power of attorney in place, they may need a guardian or conservator appointed. A guardian would help them with personal matters such as living arrangements or medical care. A conservator would help them with financial matters. If you are caring for a minor or managing monies for a minor, you may need a guardianship or conservatorship over the minor. Julie can assist you in obtaining guardianship of a minor child who is in your care and custody or a conservatorship for a minor who is receiving monies that need to be protected for the minor. Guardianship and conservatorship matters are filed in probate court and the process can be confusing. Julie can explain the process to you and assist you with obtaining the type of appointment that is needed for your loved one’s personal situation.

Real Estate
Deeds
Sometimes deeds are prepared as part of an estate plan or sometimes you may need only a deed prepared without a full estate plan. Either way, whether you want to pass property by deed to avoid probate, add a spouse, child, or other person, or have someone sign off, Julie can explain all that is necessary to accomplish what you want. Deeds must be prepared correctly using careful language, otherwise what you want to accomplish may not happen and may cause your loved ones problems after you pass away. Julie will ensure there are no problems and that what you to want to achieve does indeed occur.
Purchase Agreements
If you are buying or selling a home or other real estate, Julie can discuss the terms of a purchase agreement and prepare a purchase agreement that best serves your interests either as the buyer or the seller.
Land Contracts
If you are selling your real property on land contract, Julie can prepare a land contract for your transaction. Remove “We can help you achieve the best possible outcome” and the description below it.
